David King formed Central and City
properties in 1972 and since that time
has completed over 40 developments
in The City and West End of London
ranging in size from 3,000 sq ft to
350,000 sq ft.
The company was noted not only
for identifying its own development
opportunities and successfully
negotiating off market deals but also
pioneering development in the then
fringe locations of Spitalfields and
Aldgate. Many of these projects
required long-term complex site
assembly negotiations (freehold,
leasehold and vacant possession).
David managed all purchases, planning,
community relations, construction,
marketing and leasing. He worked
closely alongside the various financiers
and bankers involved in the projects
including; United Dominions Trust, Hill
Samuel, Western Heritable Investment
Company, NatWest Bank, Morgan
Guaranty, Bankers Trust, DKB of Japan,
Chase Manhattan, Shimizu
Corporation of Japan, Bank of Ireland,
and Allied Irish bank.
He also initiated and managed
joint-venture partnerships with amongst
others Western Heritable Investment
Company, Caledonia Investments PLC
and Grainger Trust.
David has recently advised on the
development and management of
two multi-let City buildings (each circa
60,000 sq ft), managing the
modernisation of all common parts
whilst keeping existing tenants in situ
and retention of existing tenants,
refurbishment and letting of vacant
space and successfully disposing of
the improved investment.
In joint-venture with Grainger Trust
David assembled a portfolio of five
strategically located freeholds on the
periphery of a proposed 750,000 sq ft
new development in The City of London.
This joint venture has now been
concluded with the disposal of all five
properties to the Corporation of the
City of London.
